The topping-out ceremony marked an important milestone for the NEU municipal housing project at Spengergasse 45. The project combines the preservation of historic buildings with contemporary, sustainable housing, creating new affordable homes in the heart of Vienna’s 5th district.
Renovation and extension of a historic building
The former 19th-century factory and residential building is undergoing extensive renovation and will be extended by four additional storeys. The characteristic historic street façade will be preserved, whilst modern living space for around 50 future residents is being created inside.
Support with planning and implementation
iC is supporting the project by providing on-site supervision, site coordination and services as a consulting engineer. In this way, iC is supporting the implementation of the extensive renovation, extension and conversion works right through to completion.
Affordable housing offering a high quality of life
A total of 21 flats are being built, ranging from two to five rooms, each with private outdoor space opening onto the inner courtyard. The development also features a landscaped communal courtyard with a terrace and a playground for young children, as well as storage spaces for bicycles and pushchairs, storage rooms in the basement, and a launderette on the ground floor.
Sustainability as a key planning principle
In addition to the careful refurbishment of the existing building, the project’s environmental credentials are a key focus. Green facades and roofs, heat pumps, solar panels and a gas-free energy supply will ensure a sustainable heating and cooling system in future. A central stairwell and a lift also ensure that the building is fully accessible.
The project combines heritage conservation, climate protection and affordable housing into a forward-looking overall concept. This creates modern living standards and social infrastructure that make a sustainable contribution to urban development in Vienna. Completion of the social housing development is scheduled for spring 2027.
