BUWOG Quarter | Wooden construction for new housing

|   Projects

Austria’s largest timber-frame housing development is being built in Liefering, Salzburg, comprising more than 380 flats as well as retail, office and communal spaces.

With this new quarter, BUWOG is developing a large-scale residential project that combines timber construction, digital planning and prefabrication. iC is responsible for the overall planning and coordinates all specialist disciplines, from overarching planning to the harmonisation of the various requirements as the project progresses.

BIM-based planning meets prefabrication

The quarter is being built using BIM-based timber construction methods. Digital planning and a high degree of prefabrication are closely interlinked. Prefabricated building elements are delivered to the site largely ready for installation and integrated into the construction process there. One example of this is the fully fitted bathroom modules: they arrive at the site ready for assembly and can be installed directly into the buildings. This means that a significant proportion of the work is carried out before the actual on-site assembly begins.

Step by step towards the new neighbourhood

The project is being carried out in several construction phases. This allows residents of the existing housing estate to move straight into their newly built flats. In the southern part of the neighbourhood, open access areas provide separate entrances to the individual flats.

Completion by 2028

The first construction phase is due to be completed by the end of 2026. The entire project is due to be completed by 2028.
