Nowadays, sustainable construction means far more than just energy-efficient buildings. Equally crucial are transparent quality standards that take a holistic view of environmental, economic and social aspects. The two ÖGNI pre-certifications demonstrate that the Grand Museum Residences meet these standards even before completion.
Sustainability in accordance with international standards
The Austrian Society for Sustainable Real Estate Management (ÖGNI) certifies buildings on the basis of the internationally recognised DGNB system. Among other things, the assessment covers environmental impact, economic efficiency, user comfort and technical quality throughout a building’s entire life cycle.
Our Associate Partner and sustainability expert, Markus Auinger, is a member of the ÖGNI Certification Committee, an ÖGNI auditor and an EU Taxonomy Advisor, and is guiding both projects through the certification process in his capacity as an auditor.
Forward-looking neighbourhood development in Vienna
The Grand Museum Residences are being built on the former Leiner site at Mariahilfer Straße 10–18 and are among Vienna’s most significant inner-city development projects. Covering a total area of around 48,500 m², the development will comprise a hotel, retail and catering spaces, and modern residential accommodation. Existing parts of the buildings and a historic section of the façade will be preserved and integrated into the new neighbourhood.
Within the project, iC is responsible for the areas of building physics, pollution control, energy strategy, and DGNB and taxonomy consultancy.
Two pre-certificates for sustainable quality
The hotel building achieved a property rating of 75.7 per cent. Its special features include a 950 m² public rooftop park, which is open to the public during the day, as well as extensive green spaces on the roof.
The mixed-use building was awarded a property rating of 74.7 per cent. It combines retail and catering spaces with flats of various sizes. The design is complemented by green courtyards, private open spaces and a playground for young children.
These two preliminary certificates underscore the project’s consistent focus on sustainable planning and resource-efficient neighbourhood development, whilst also forming an important basis for its continued implementation through to completion.
