Ground-breaking ceremony on Bernoulli Street | New council housing in Donaustadt

The new housing development in Donaustadt will provide 88 affordable flats, a two-storey nursery and spacious green spaces and communal areas – designed with a focus on sustainability and digital integration.

The ground-breaking ceremony for the 27th Gemeindebau NEU development recently took place on Bernoullistraße in Vienna’s Donaustadt district. The project is part of Vienna’s housing initiative, under which around 4,500 people already live in Gemeindebau NEU developments and over 1,000 further flats are currently being built.

An open layout and new open spaces

The development comprises three buildings – a pair of eight-storey blocks and a free-standing tower block. The open, rectangular layout creates new sightlines and communal spaces, deliberately avoids forming a closed street frontage, and at the same time establishes a connection to the planned ‘Schrödingerplatz Neu’. A landscaped forecourt and the preservation of existing trees reinforce the integration into the urban fabric.

Integrated planning from a single source

For this project, iC is responsible for the overall planning as part of a joint venture with Arch. Ganahl/Ifsits. The scope of work includes architecture, landscape design, structural engineering, building physics, fire safety and building services.

This is complemented by construction management, BIM coordination and klimaaktiv consultancy. The design is being carried out as a flagship BIM project in collaboration with CES clean energy solutions and supports efficient and quality-assured implementation.

Focus on sustainability and quality of life

Particular emphasis is placed on designing the site to be climate-friendly. Measures such as green facades, biodiversity roofs and shaded play and relaxation areas help to create a pleasant microclimate and promote the climate-resilient development of the open spaces.

Completion and further insights

The project is scheduled for completion in spring/summer 2028.
