In Salzburg-Liefering, the redevelopment of the former South Tyrolean settlement has reached the construction phase. The BUWOG project is being implemented with iC as the general planner – including the coordination of all specialist disciplines, building physics, geotechnics, local building supervision (ÖBA), construction site coordination in accordance with BauKG and overall planning coordination. Fröhlich und Locher is responsible for structural engineering, the architecture is by POS Architekten, and the open space design is by outside< landschaftsarchitektur.
Overview of the neighbourhood design
A new urban neighbourhood with more than 380 flats, around 170 of which are subsidised, as well as additional commercial and social areas, is being built on the Siebenbürgerstraße 1–19 site. The development is based on an urban planning competition and will be implemented in stages so that existing parties can move into new buildings with just one move.
Construction method and technical implementation
The neighbourhood will be realised primarily as a BIM-based timber construction project. Serial modules shorten the construction time and reduce interventions in the existing building stock. Wood is the main feature of the residential areas, while basements, access cores and commercial zones are constructed in concrete. The location in an HQ100 zone required a thorough flood analysis in order to coordinate building heights and structural measures with the flooding situation at an early stage.
Urban planning and ecological qualities
The project pursues climate-conscious and socio-spatial goals: barrier-free access, mobility points, green inner courtyards and pedestrian connections are central components. The hybrid timber construction supports the planned klimaaktiv Gold certification. The tree population will be largely preserved and supplemented by native or climate-adapted new plantings; the ecological areas in the courtyards will continue to develop in the course of controlled succession.
Open space concept and spatial transitions
The open space concept focuses on clear but fluid zoning between public, semi-public and private areas. The green residential courtyards offer a variety of recreational opportunities and strengthen the neighbourhood community. The public outdoor space opens up to an elongated green space with a continuous path axis, smaller squares and play areas. A centrally located park area with groups of trees and open meadows serves as a recreational and retention space, complemented by seating steps, a play area and a café area.
Status of implementation and further process
The start of construction marks an important milestone. The installation of the wooden modules and the infrastructure development will follow in the coming months. The first apartments will be available to existing tenants at reduced rates. The first construction phase, comprising 68 rental apartments and three commercial units, is scheduled for completion in 2026, with overall completion planned for 2028.
