From industrial building site to lively urban neighbourhood: the impressive transformation in Muthgasse

From industrial site to vibrant urban quarter – the project in Muthgasse is one of Vienna's largest urban development initiatives.

In 2014, the Urban Development Commission approved the master plan and construction began in 2022. Once completed in 2025, the area will provide residencies for 5,000 people and offices for 10,000 individuals.

Part of the construction includes a building with three underground floors. One of the planned buildings will house cleaning and security companies, while the second will contain rental flats and offices. The focus of this undertaking is also on sustainability and quality of life. This is achieved by using photovoltaic systems, green walls, district heating and cooling, and building body activation.

The synergy between work and living spaces offers numerous advantages. Short distances from home to the office encourage leaving the car behind and instead walking or biking. During the day, the district thrives with activity of the on-site workforce, while residents enliven the area on evenings and weekends. One challenge, but also a unique opportunity, is the transformation of the existing structure. Existing qualities need to be highlighted while addressing any drawbacks. This project particularly emphasizes its proximity to the Vienna Woods and the Danube, with a strong focus on creating high-quality public spaces.

Sustainability is also prioritized in terms of transportation and roads. An important step in this regard is the planned pedestrian and cycling connections, aligned with the goal of future-oriented mobility. This creates more space for trees, greenery, and adaptation to climate change.
